This project was a complete renovation that took the
better part of three years. The building was built in
the mid 1920s.
-
Total renovation of two kitchens, added two full baths,
remodeled two existing baths, and remodeled one powder
room. Refurbished all walls, floors, most windows,
all ceilings, and installed pex tubing beneath the
subfloor for hot water radiant heat throughout the
building.
- Completed
approx. $200,000 worth of structural dry rot and termite
repair, including the removal and replacement of the
brick facade, the facade windows and balconies.
- Major
structural changes were made, adding crucial living
space, office space, and enlarging the garage.

The
first thing we did when starting this project was build
2x4 and plywood boxes around fireplaces, mantels and hearths.
They are original to the building and made of cast concrete
and mortar.
The arched interior window (photo on the right) is mirrored
at the bottom with clear glass on the top. We used one
of the original arched windows from the facade for this
location. |
All
paneled doors on this project are stripped and refinished.
All custom cabinets built by T. Holleman and Co., CRJ's
trusted cabinet shop. All moldings and finishes used match
the cabinetry. |

We
reframed the wall behind this custom book shelf and stereo
cabinet so that the equipment could be accessed from the
closet behind the wall. |

kitchen remodel. All new fixtures, cabinets, countertops
and tile. Modern with design elements from the mid 1920s

| We
added $90,000 worth of custom cabinetry in this kitchen.
The brackets and supports for the glass shelves above
the bar were custom made by the welding subcontractor
on the project. The cabinetry and skylight were specially
coordinated to finish cleanly at the crown moulding. |

| The
Master Bath complete remodel: To incorporate all the amenities,
CRJ worked closely with the owners to create the final
design. Custom wood work (columns and arch) by CRJ Construction.

This
is the second floor living room. The front wall was completely
gutted to repair dry-rot. New window casings, trim, etc.
all to match original construction. The windows are new
steel double pane windows. |

Penthouse
deck. We removed the old roof framing to lower the deck
surface to the level of the ceiling joists below. We re-sloped
the framing to a new drain and installed a roof. We built
a sectional deck out of mahogany so that it could be removed
in the future for cleaning or repair of the roof beneath.
We installed new, smaller, engineered headers for the
sliding doors, allowing the doors to be a normal 80"
height. |

is the main room of the penthouse. We did very little
in this room except to install new wiring, lighting, structural
at sliding doors, plaster patching, refinish stained wood
and repaint. |

4th Avenue, San Francisco, CA
This late 1920s house on 4th Avenue one block from Golden
Gate Park was purchased by the client in "as is"
condition and it was sold that way for many really good
reasons. It smelled horrible, leaked like a sieve and
needed everything replaced and then some. CRJ started
with a new foundation, excavating the basement for a guest
bedroom, bathroom and family room. CRJ Construction redesigned
the stairs from the first floor to the basement to create
a truly "connected" feel with the rest of the
house. Roddy Hames designed the reorganized floor plan
and finishes including a master bath and small addition
that made the kitchen slightly larger and function better.
All of the new fruit wood trim, wainscot and baseboard
were milled to match the old design and the remaining
existing mouldings were repaired and restored meticulously.

61 Lee Street, Mill Valley

This home was originally built in the 1980's when Solar Living
was just making it's debut. We installed all new plumbing,
heating and electrical. On the lower level we added an all
new Master Suite with new Pella Windows and Doors. We also
corrected water intrusion caused by poor water proofing construction
details.

Outside we built all new Double Level Decks. We repaired
the faulty flashing and siding and installed all new cable
and wood railings.

We built and designed a new custom fence and gate. We installed
new concrete retaining walls and added a new front deck at
the entry.

The grandest feat in this project was to reframe the roof
in order to eliminate some skylights. We allowed for and installed
new "flat" dual-glazed skylights, some of which were operable.
A new roof was essential. Again we had to correct water intrusion
due to poor water proofing construction details.

There were structural changes involved with the upper
level. To begin with, both the kitchen and bathroom needed
to be completely gutted. Both are all new and custom
designed. We removed the mezzanine in the great room.

Francisco

In this beautiful home we created an All New Custom
Kitchen! This includes all custom casing details by CRJ.

They also received 4 all new bathrooms.


All of the custom cabinetry was built onsight by CRJ.

We made structural changes and moved walls to open up the
first floor.

We put in all new windows and doors. The light in this home
is amazing!

We put in these warm Maple-hardwood floors. They just
make the place glow! We also made new casing details
in the entry. Unfortunately, we do not have photographs of
the new decks that we created for both the front and rear
of this home.
49 PARK HILL, SAN FRANCISCO

This gorgeous 1884 Victorian home required a complete foundation
replacement. We completely gutted this place and gave
it an entirely new enterior with period detail. The new
lower level interior included a master suite, two guest/childrens
bedroom's - each with own bath, a new laundry room, garage
and driveway. We also installed a lovely twisting staircase.

We put all new siding on the rear of the home and added
new stone stairs in the front. Along with that was
all new plumbing, heating and electrical. We constructed
a two-story addition to the rear of this home, with double
level decks.

This included a foundation planned around a large Redwood
Tree, an upper story custom kitchen addition and lower
story bedroom, a new full bath, fireplace and all new hardwood
floors. We matched the existing Victorian mouldings,
interior trim carpentry, cabinets and doors
to the period in which the house was built.
218 EUREKA STREET, SAN FRANCISCO

An early 1900 Edwardian home that was in need of an
entire foundation replacement. We also excavated for and built
a new basement with an 8' cieling. We excavated the front
yard and replaced it with a new garage! This required
16' high retaining walls, water proofing and subdrainage.

On the new garage roof we added deck and railing. We built
new front stairs to match the period details on the finish
carpentry.
280 COLLINGWOOD, SAN FRANCISCO

Another early 1900's Edwardian home. We excavated for
a new, full garage and foundation replacement. We also water
proofed and added new subdrainage. We did a complete remodel
of the upper floor flat, which included an additional bathroom,
custom cabinetry and stone in the master suite. There were
structural changes necessary with the new space plan. We built
a new custom kitchen, added a new gas fireplace. We did a
partial remodel of the lower flat associated with structural
repairs.
